Part of the attraction of the sale is that USF1 have contracted to pay rent for five years.
Though that assumes 1/ that they still exist and 2/ that they have enough moneyy for the rent.


I fear the landlord, if he was hoping to sell with a credible tenant in place, might just have left it a month or two too late.

Two things:

1. Saward mustn't know much about commercial real estate, b/c it doesn't effect USF1 for all the reasons others have already stated.

2. It's a real shame USF1 hasn't followed through on the "cameras in the factory" promise. The last couple of weeks would have been great - exactly the kind of thing they were touting - making an F1 car and under huge time pressure. Even if they failed at everything else, it would have been a lasting contribution in my book. So, that's one failure I will book.

The real estate PDF isn't very specific..

On the one hand it says:

* New tenant is completely renovating the space to Formula 1 standards.

On the other it says:

* Home to Robby Gordon Motorsports, BAM Racing and Team US F1

The first point sounds like they've got an ongoing tennant, the second sounds like they're talking about past tennants.

I guess they are looking for short term cash injection. Or seeking to reduce the depth created by the factory investments. These are both incase USF1 owns the factory or they have someone invested on them and got the same idea that selling the property can be the best way to go next.

thanks - I was misguided by the words fan site. It's quite unusual to for an official team site to have that, at least I have not seen that before. Whereas you have a lot of team's fan sites which are not associated with the team at all. I thought this was one of these.
and by the way since when is bridgestone sponsoring any team in particular? They are listed on the sponsor list for lotus.

No big deal, completely normal. To keep it short, it is smarter to sell your building when you have a signed lease (to 2014 in this case) over a building that has been empty for a few years. The current owner has lost money while the building sat empty, so now they have a lease, and can sell the property for the current market value which is surely higher than it was when the built or bought it. While it sits empty you are still paying taxes, maybe utilities unless they cut them off completely, etc.

USF1 could care less about this now, unless the new owner tries to raise the rent in 2014. The NNN (triple-net) that you see, simply means that USF1 is responsible as well for things like security, water, mowing the grass, electricity, etc (again just being vague). Some leases are nice and you do not have to pay for security separately (you still pay, it is just rolled into the price, not a separate bill), just for example.

This is how it works in real estate;

You buy a crappy property.
You attract a tenant and maybe offer them a bit of cash to tart the place up (or maybe a rent free period) as an inducement.
They agree to stay there for five years and pay rent
You sell the now tenanted property for a lot more cash because you're selling on a guaranteed income stream with no inherent issues to an investor.

The building I work in was once owned by the company I pretend to work for, but was sold on to a party which became our landlord and then was subsequently sold on twice more.

This story is nothing to do with USF1 and all to do with the way the property market works.

Thus far, I can't think of anything he has been proven to have fantasised.
Doesn't mean he must be telling 100% truth.
Just that he's not been proved wrong yet. So he's still plausible.

To sum up - always buy the worst property in the best neighborhood. It attracts the growing family/company that needs to be either seen or do business in that echelon of people/companies. This stops you from having to offer incentives, as the incentive is to work/live with these neighbors.

Hard to believe Saward fell into this total non-story.

The whole issue regarding pay - labor boards are NOT to be messed with. They are NO JOKE. There's is a NO BS game that has many companies living in fear. I don't buy into the bullshit about 'well if I call I shut them down'. Reality Check - if you don't get paid you get moved out onto the street. This isn't California where it might take a year, this is North Carolina where you arse hits the street with you wife and kids.....you remember your wife? she'd be the one screaming at you about where your paycheck is .........honey kiss.gif

All I'm suggesting here is that these contributors take a step back and consider what they're sounding like to those who may not agree with their speculation. As for STR's lack of testing going into '07, my point was, they didn't test. And they did fine. The reason no one complained or speculated about their readiness, is because, as I recall, Berger blamed everything on their drivers. Including, not being ready for testing. Hilarious. I think your point about STR not developing their own chassis works in USF1's defense; USF1 have had to start from scratch. STR had a chassis ready-made.

Sure, but I don't think you're comparing apples with apples.

The first STR was build with the designs of a car which had raced an entire season (the 05 Red Bull), with a proven engine and an extremely experienced race team, and a couple of drivers with plenty of testing experience.

Not testing might have hindered them ever so slightly, but STR's baseline was much higher.

USF1 is starting from the position of having a brand new design which hasn't seen a road let alone racetrack, built by a factory which has never built an F1 car before, by a team of designers with mosty unproven credentials, driven by a complete novice (perhaps two) and run at race weekends by a race team which has never operated together at a race before.

In early January (on the 8th I think), Windsor told us he has going to announce his drivers (plural) very soon.. plus, and more importantly, he said the plan was to TEST the car in early February.

Now, what the hell could have happened in a month that should even put the participation at Bahrain into question?

I'll tell you something... the EASIEST explanation is that Windsor was bullshitting us all along.. otherwise, you have to start to sway into the incompetent management issues, the delays cause by technical glitches and basically what the unloved possible insider has posted here..

What is the reason for the car being SO damn late compared to what was planned 1 month ago?

Yup so Windsor and Anderson surelyknows wat was said in the name of CompositeKen.

Any boss needs authorty. There are always those who wants to revel with no long term idea on risk management.

Even though it might have good intentions in it, the voice like compositeKen invites instability to the organization for which many other members might risk thier time being lost. This was said immediately after the post. So this was dealt.

There is no time to do such media thingy, I am assuming, for which the credibility of USF1 in public is worsening day by day. Now every singleperson on this forum think that we will hear tomorrow that USF1 will not make it.




Hell I do think that if USF1 make themselves ready at the Bahrain grid, they will have great responsibility not to bring the sport in dispute.

Personally I think they were hanging out for Lopez and his cash.

Now they (probably) have his first payment, they can start putting that money to work.

But having one, let alone two, cars in Bahrain seems a tall order indeed.

And one smash in practice and they'll probably have no spare parts.
